What to Look for During an Open House: A Peninsula Buyer's Checklist

Walking into an open house is exciting. It's easy to imagine where your furniture will go, how you'll decorate the kitchen, or hosting family and friends in the backyard. But beyond the fresh paint and carefully staged rooms, an open house is your chance to evaluate whether a home is truly the right fit.

Here's what experienced buyers pay attention to.

1. Look Beyond the Staging

Professional staging is designed to help you envision the home's potential—but it can also distract from details that matter.

As you walk through the home, ask yourself:

  • Does the layout fit how you actually live?
  • Are the rooms functional, or do they simply look spacious because of minimal furniture?
  • Is there enough natural light throughout the day?
  • Does the floor plan flow well?

Try to picture the home empty, not perfectly staged.

2. Check the Condition—Not Just the Finishes

A beautifully renovated kitchen doesn't always tell the whole story.

Pay attention to:

  • Cracks in walls or ceilings
  • Uneven floors
  • Windows and doors that stick
  • Water stains or discoloration
  • Signs of previous repairs
  • The age and condition of major systems if known

Many cosmetic improvements are relatively easy to update. Structural or mechanical issues can be much more significant.

3. Think About the Neighborhood

A great home is only part of the equation. Take a few minutes to walk the block before or after the open house.

Notice:

  • Street noise
  • Traffic patterns
  • Nearby parks or schools
  • Sidewalk activity
  • Parking availability
  • The general upkeep of neighboring homes

Sometimes you'll learn as much outside the home as you do inside.

4. Imagine Everyday Living

It's easy to fall in love with a beautiful kitchen.

Instead, picture your daily routine.

  • Where will coats and shoes go?
  • Is there enough storage?
  • Does the laundry location make sense?
  • Is there space for working from home?
  • Will the backyard fit your lifestyle?

The little things often have the biggest impact after move-in day.

5. Ask Questions

The listing agent can be a valuable resource.

Consider asking:

  • How long has the home been on the market?
  • Are there disclosure documents available?
  • Have there been recent updates or renovations?
  • Are inspections available for buyers to review?
  • Are there any known upcoming offer dates?

The answers can help you better understand both the property and the buying process.

6. Don't Skip the Disclosures

On the Peninsula, disclosure packages often contain valuable information that you won't see during a 20-minute walkthrough. Inspection reports, seller disclosures, and other documents can provide insight into the home's condition and any known issues. Reviewing them carefully is one of the most important steps before deciding whether to make an offer.

7. Don't Let Emotion Make the Decision

It's perfectly normal to get excited when you find a home you love. But before writing an offer, take a step back.

Ask yourself:

  • Does this home meet my needs, not just my wish list?
  • Am I comfortable with the likely monthly payment?
  • Can I see myself living here for several years?
  • Would I still want this home if another buyer weren't interested?

A thoughtful decision is usually a better one than a rushed one.
